Keep a separate history for every address you work at

One customer can have more than one address. A landlord with six rentals, a property manager with a whole street, a homeowner with a house and a rental across town. Properties give each address its own page, so the photos, quotes, invoices, and visits for the duplex on Oak stay with the duplex on Oak.

What a property is

A customer is the person who pays you. A property is the place you do the work. Most of the time they line up one to one and you never think about it. The moment they stop lining up is the moment things get lost: you snap photos at the rental, they file under the customer, and six months later nobody can tell which roof they were.

Giving the address its own record fixes that. Two jobs at the same house are still two jobs, but they share one history. Two houses for the same customer are two histories under one person.

Properties show up on templates where the work happens somewhere: roofing, HVAC, plumbing, electrical, landscaping, general contracting, painting, solar, and real estate. On a sales or recruiting pipeline you won't see it, because there is no job site.

Adding an address

When you type an address on a customer, that address becomes a property automatically. You don't do anything extra. To add a second one, open the customer and use Add address.

If the address you type is already in your account, RadiusOS offers you the existing one instead of making a second copy. That check is exact: "12 Oak St" and "12 oak street" are treated as the same place, but two addresses that only look similar are kept apart on purpose. It is much easier to merge two records later than to untangle two customers whose histories got stitched together.

Access notes

Every property has a notes field for the things you only learn by showing up: the gate code, the dog in the back yard, park in the alley because the driveway floods, the key is with the neighbour. Write it down once and it's there for whoever goes next time.

⚠️

Access notes are for you and your crew. They never appear on a quote, an invoice, a customer-facing page, or anything you send out.

Deleting an address

Deleting a property never deletes the work you did there. The jobs, quotes, invoices, and appointments all stay exactly where they are; they just stop naming an address. So if you created a duplicate by accident, you can remove it without losing anything.

Plans

Properties are on every plan, including Free. Knowing where the work happens isn't a premium feature.
